Market Update
Each January, Boise Regional REALTORS® puts out a comprehensive year-end report on the Boise housing market.  2020’s report includes information on how COVID-19 affected the market, as well as yearly real estate statistics and explanations of the factors that played into those statistics and why. If you’re interested, I’d encourage you to read the full market report HERE.  I hope you’ll find it helpful in increasing your understanding of where things are, how they got there, and where they’re projected to head in the future.

The Difference a Year Makes for Homeownership
by Keeping Current Matters
Over the past year, mortgage rates have fallen more than a full percentage point, hitting a new historic low 15 times. This is a great driver for homeownership, as today’s low rates provide consumers with some significant benefits. Here’s a look at three of them.

1. Move-up or Downsize: One option is to consider moving into a new home, putting the equity you’ve likely gained in your current house toward a down payment on a new one that better meets your needs – something that’s truly a perfect fit, especially if your lifestyle has changed this year.

2. Become a First-Time Homebuyer: There are many financial and non-financial benefits to owning a home, and the most important thing is to first decide when the time is right for you. You have to determine that on your own, but know that now is a great time to buy if you’re considering it. Just take a look at the cost of renting vs. buying.

3. Refinance: If you already own a home, you may decide you’re going to refinance. It’s one way to lock in a lower monthly payment and save more over time. Saying YES!
Since I'm now in my 40's (gulp... still feels weird saying it!), I have been trying to say "yes" more and trying to do more things I would normally rather not do.  Ha!  So over the last few weeks, I have said "yes" to snowmobiling with our family and good friends as well as to sledding off a crazy jump down a steep, long hill. 

Well, today, I'm beginning to wonder if I should go back to saying "no" - ha!  This picture of my daughter, Ellie, and me was taken just moments before she drove us off the trail, down a ditch, and into a tree going about 30 MPH.  Thankfully, we were not badly injured--just a little shaken up.  The snow mobile took most of the hit for us :).  Then just a couple of weeks ago, my sledding adventure was going really well until I caught too much air on the jump and crashed as I landed.  I immediately knew something wasn't quite right.  So, for the last couple of weeks, I have been nursing a very painful back injury and what seems to be a cracked rib.  

Even though it would probably be safer and more comfortable to say "no" when I don't want to step out of my zone, I have to admit that these moments with my family have been so priceless--injuries, crashes, and all!  Another thing I said "yes" to this last year was camping!  Well, kind of--we bought a trailer, so trailer camping.  And, I am so glad I said "yes!"  Our little trailer has taken us out into parts of Idaho we've never seen and has allowed us to unplug and truly enjoy each other and a whole lot of new adventures.  

So my goal for this year is to keep saying "yes" even when I am so tempted to say "no."  And I'd like to encourage you to do the same.  Here's to 2021!  I am believing it's going to be a fantastic year full of yeses!
