Market Update
 
Though the Boise housing market typically slows down this time of year, 2020 has proved drastically different.  This may come as no surprise to you, since almost everything has proved “different” in 2020.  The competitive, fast-paced nature of our market—fueled by low supply and high demand—led to a new record median sales price of $425,000, up 18.1% from last year.  To give some perspective on the supply shortage, there were more people looking to buy this month than the same month last year, but the number of available homes for sale was down 75%!  With so few properties available, each new listing brings buyers clamoring to compete for the winning bid.  Thus, homes sell quickly—lowering the amount of days a home is on the market before selling by 55% compared to the same time last year!  

The process of helping buyers secure a home in this competitive market can sometimes be discouraging—especially for qualified first-time home buyers.  While homeowners can secure down payment funds for their next purchase through the growing equity they receive in the sale of their current home, those new to the market don’t have that luxury.  In fact, securing funds for a down payment was named by first-time home buyers as the most difficult part of the home buying process.  If you are in this category, please note there are a variety of down payment and closing cost assistance programs available through the Idaho Housing and Finance Association, the City of Boise, the Boise City/Ada County Housing Authorities, and other organizations.   I’d love the opportunity to talk with you about your particular situation and connect you with programs and people who can help on your journey to homeownership!

Don't Let Buyer Competition Keep You from 
Purchasing a Home

This year’s record-low mortgage rates sparked high demand among homebuyers. Current homeowners, however, haven’t put their houses on the market so quickly. This makes finding a home to buy today challenging for many potential buyers. With an obstacle like this, those searching for their dream homes may be pressing pause on their searches as we approach the end of the year, but that could be a big mistake for many hopeful house hunters. Here’s why. 
 
According to the most recent Housing Trends Report from the National Association of Home Builders (NAHB): “The length of time spent searching for a home continues to grow.”  The report indicates that 62% of buyers now spend 3 months or more looking for a home, an increase from 58% one year ago. A primary cause for the delay is the heavy competition today’s buyers face when making an offer on a home. Based on recent data from the National Association of Realtors (NAR), the average house in today’s market receives 3.4 offers before it’s sold. This means for every buyer who purchases a home, there are on average two or three buyers who have to begin their search all over again...CONTINUE READING

The Craziest Year Yet!
 
What a year!  While this has felt like the very longest year, I still cannot believe that it's the middle of December. 

As I wrap up another year of real estate, I am so thankful for all of you that help make this little business of mine a success.  The Boise area now has over 5000 real estate agents.  That you would choose me and trust me with your home buying or selling means so very much to me.  And that you would refer your family friends to me means even more!  I am humbled, honored, and so so very grateful.
