The 2022 summer real estate market is far from typical.  Sale prices are 17% higher with 17% lower number of homes sold compared to last year.  The extreme competitive environment began to change in mid-June with the school year ending, lots of travel, interest rate hikes and mentions of a recession.  Halfway through July homes are selling but with an increase in days on the market and fewer overbids.  The right pricing is key to attracting offers. There are buyers ready to act because they believe Marin is somewhat under valued compared to SF and the Peninsula.  The market is also stabilizing after the surge of demand prompted by COVID related lifestyle changes.  Despite market uncertainties one constant to count on is Mill Valley's desirability with its unique combination of natural beauty, proximity to the city, charm and excellent schools.  If you're thinking of selling your home or know anyone who is, my partner Ethan Moeller and I are happy to meet to discuss the best strategy and timing given the current market conditions.  And while this newsletter is Mill Valley specific, we work with clients in all areas of Marin.
