MORE OFFICE COMING SOON
Two major development projects in South End were announced this month: one at 2151 Hawkins Street by Portman Holdings and another by Beacon Partners at S Tryon and West Boulevard. The Portman project on Hawkins is adjacent to the light rail and Rail Trail, next to Sycamore Brewing. The office tower could have up to 260,000 square feet of office and 20,000 square feet of retail.
Beacon's project, called Common Square, will be two blocks from East-West station and adjacent to the future Wilmore Centennial Park at South End. It will add 130,000 square feet of office and 10,000 square feet of retail to the neighborhood, along with micro-apartments by David Furman wrapping a parking deck.
Both projects reflect goals from the South End Vision Plan: adding a mix of uses, and building density in walkable proximity to the transit stations. These projects also embrace nearby public space: Common Square plans to add a large outdoor plaza connecting the future park to West Boulevard, and the Portman project will have a front door onto the Rail Trail.
The market for office space in South End continues to be hot. "Demand is off the charts for [office space in] South End, and there's still not really [enough] supply," said Travis Garland, director of leasing for Portman.
