It's that important.
The very first TRAFFIC meeting for the Circus Liquors Redevelopment Plan, aka: Village 35, is scheduled for June 5th. We've been anxiously waiting for this.
It's the poorly designed Traffic Plan that has been our primary focus for opposition since day one. Here we are three years later, begging you to make a showing or suffer the consequences of inaction.
Imagine a Wegmans, a dine-in movie theater, and a 30 store strip mall including a few restaurants in the already congested section of Route 35 near Town Hall. Add to that 280 townhouses and 70 affordable housing apartments potentially bringing 10,000+ additional cars daily to this area. Sound good?
If your answer is no, get involved NOW.
IF THEY BUILD IT....THEY WILL COME.
The traffic testimony meetings regarding the Circus Liquors Redevelopment Plan are about to begin. Traffic studies will be presented by the developers and by the Township. The public will be permitted to ask questions and make statements.
It’s important to note that the Planning Board must approve the developers’ plans, and that has not yet happened.
THE PLANNING BOARD NEEDS TO SEE COMMUNITY OUTRAGE.
Having attended all the meetings, I can tell you the Planning Board seems to be questioning the traffic more than any other issue with this application. Perhaps it's because traffic is not mentioned in the Circus Liquors Redevelopment Plan Ordinance document, so they are not bound to pre-approved constaints.
Attend the June 5th meeting. Let the Planning Board know that you are not OK with the traffic that this massive overdevelopment will bring.
Also, demand that all 3 developers – Wegmans, NRDC and Toll Bros – dig deep to pay to revise Route 35 so it works.
We need to pack the room. Bring your neighbors. Bring your friends. Speak now or forever hold your peace. Once the Planning Board approves the CLRP, it will be too late.

Create more open passive and recreational space, be mindful of the rights of surrounding residents, reduce additional traffic congestion, public involvement for the design and a plan that is appropriate for the area and protects our quality of life.
