As ever, it’s been a busy quarter for Quartz. We’ve had some exciting new project wins out of our ‘northern’ office, as well as some impressive progress on our projects south of Manchester. We continue to build relationships with our brilliant clients and project teams, and are delighted with the new associations we are forming. I am still very nervous about the political climate (and hope our new prime minister can walk the walk) however despite the definite uncertainty in the market we continue to grow and have added to our teams in both Manchester and London.

We continually analyse the balance of our work and are busy across the range, albeit it is all within the private sector. In the beds we have a growth in Hotels which is very welcome and continue with plenty of Retirement Living, Student Accommodation and Private Rental. The Office sector continues to be strong, and focused primarily on the refurb, refresh and extension to existing buildings. It is our Industrial sector that is still our ‘backbone’; we have 14 projects currently on site totalling in excess of 1.75m sqft over 70 units, both big and small. We also have plenty of Industrial in the planning and procurement stages and expect to see plenty of sheds going up in 2020. We’d be delighted to share our expertise on any ‘shed’ jobs you may have in the pipeline! Look forward to seeing how Boris (or Jeremy?!) gets on through the next quarter.

BLVD Hotel has now completed in Blackpool bringing unrivalled 5 star luxury accommodation to this strong hotel market.  Quartz acted as Fund Monitor for our client, Blackpool Borough Council. This extremely modern 120 bed facility has been developed by the owners of Blackpool Pleasure Beach, with immediate park access and direct tram access to the rest of Blackpool.  The hotel is a great step in the ongoing regeneration success story of this coastal town.
Oxford continues at a pace with tower cranes coming down this month and the topping out ceremony set for this quarter. Quartz are acting as Employer's Agent and Cost Consultant on a new build 515 bed student accommodation project for our client, Student Castle. Works comprise three linked blocks with amenities offering high quality living for students.  Through careful supply chain engagement and a strong working relationship with the main contractor, significant value has been added to the design post-contract.  Works are on schedule to complete in July 2020.
Quartz have been appointed by Orchard Street Investment Management as Project Manager for the refurbishment and extension of 27-35 Mortimer Street, London. The property provides approximately 22,000 sqft of office accommodation across four upper floors and 9,000 sqft of retail space on the ground and basement let to Sainsbury’s. Originally developed behind the retained facade in 1998, the building will be subject to a comprehensive refurbishment of office floors, reception, central plant and common parts.
Ellesmere Port has started on site, bringing a speculative 125,000 sqft logistics facility to the market.  Quartz are acting as Project Manager, Employer's Agent and Cost Consultant for our client, Redsun Developments. Works comprise a single logistics facility with integral offices at first floor and associated service yard, trailer parking and car park. Works are on schedule to complete in February 2020. 
Quartz are acting as Project Manager, Employer's Agent and Cost Consultant on Lost in Brixton, a 440 capacity rooftop terrace in a hidden corner of Brixton village for our client Hondo Enterprises. Works comprise a mezzanine deck and a retractable roof fitted out with natural materials and jungle greenery to create a dynamic food & drink venue. Works are on schedule to complete in July 2019 with an opening date on 1st August 2019.
Quartz are acting as Project Manager, Employer's Agent and Cost Consultant on a new four-unit industrial warehouse scheme totaling 125,000 sqft at Birmingham Business Park for our client, Legal & General Property Partners. Works comprise a terrace of three units and one standalone unit with offices at first floor level. The project also involves diverting a mains water service and fibre optic cables which serve the surrounding area and businesses.  Works are on schedule to complete in November 2019.
Quartz have been appointed as Project Manager and Cost Consultant at Redfox, a new-build office and high-end residential  scheme in north-west London. We have commenced demolition and implemented planning consent for the office, private residential and flexible A3 unit development totalling 60,000 sqft. Main Contract works are due to start on site Q4 2019.
This project comprised the demolition of existing industrial warehouse units, alterations to services, and construction of new industrial units. The estate remained operational throughout the project which added to the complexity, involving working around a live web of utilities. Following the success of Phase 1, completing in June 2018, we have last month completed Phase 2. Phase 3 is now underway and due to complete in April 2020.
